These terms apply when you book, buy or use services from Open House Partners ("OHP," "we," "us"), a sole proprietorship based in North County San Diego, California. By sending a booking request, buying a single event or membership, or using our service, you agree to these terms and to our Privacy Policy. A signed membership agreement, if you have one, controls where it differs from these terms.
1The service
We place your open house directional signs along the route to your listing before the open house, send you photo proof, and retrieve the signs the same day. Members can also store their signs with us. One standard event covers one address, one date, one setup and same-day retrieval, with up to 10 signs. Extra signs, rush requests and other add-ons are priced separately.
Single events are available within 15 miles of our Carlsbad hub. Members may book anywhere in San Diego County. Whether an address qualifies depends on the exact location, route, timing and our capacity, not just the city name.
2Booking and confirmation
- A booking request is not a reservation. Your event is booked only when we confirm it by text or email.
- You can request dates up to 30 days ahead. Standard requests need at least 24 hours' notice before setup.
- Requests inside 24 hours are rush requests. If we can accept one, a $35 rush fee applies. Rush service is never guaranteed.
- We may decline a request, for example when we're at capacity, the route isn't safe or allowed, or the address is outside our area.
3Your responsibilities
When you send an address, you confirm that you or someone you authorized checked the area and researched the city, HOA, community, brokerage, private-property and property-owner rules that apply; got any permission needed; and told us about every restriction and access requirement you know of. You also agree to:
- Give us accurate event details, working gate codes or access instructions, and a phone number that answers on the day.
- Provide signs, frames, riders and flags that are in safe, usable condition, unless we've agreed to supply an item.
- Tell us about changes as soon as you know of them.
4Safety and field judgment
We plan the final route and place signs only where it's safe and allowed. We may move, skip, delay or retrieve a sign early because of wind, lightning, fire, flooding, road conditions, emergency orders, an HOA or property-owner request, a government request, or a sign that won't stay stable. Light rain alone doesn't cancel service when the route is safe.
If we can't get access after you've been dispatched, we'll wait up to 10 minutes. An access problem on your side can still be charged, and a second trip we agree to costs $35.
5Prices, payment and memberships
- Prices are the ones shown on our website or checkout page when you book.
- Single events are paid by the secure card link we send with your confirmation.
- Memberships renew every month on the date you joined and are billed to your card through Stripe until you cancel. Each paid month includes the number of events (credits) in your plan.
- Credits are issued only after payment, expire at the end of their billing month, don't roll over, and have no cash value. They can't be transferred.
- If a payment fails, new credits and bookings pause until it's fixed. After a 3-day grace period, the membership may be ended.
- Plan changes take effect at your next renewal. We don't prorate partial months.
6Changes and cancellations
- Member events: cancel at least 24 hours before setup and the credit goes back to your account with its original expiration. Inside 24 hours, the credit is used.
- Time or date changes: free when requested at least 24 hours before setup and we can accept them. Inside 24 hours, a $35 fee applies if we can accept the change.
- Address changes need a new review. Inside 24 hours before setup, a $35 fee applies if we can accept the change. A change after we've been dispatched counts as a new event.
- No-shows: if the open house doesn't happen, starts late or ends early, the event is still used and pickup stays as scheduled unless we agree otherwise.
- Single events: if we cancel, or we agree conditions are unsafe before dispatch, we refund your payment. For other cancellations, contact us as early as you can.
- Ending a membership: cancel any time through the billing portal linked in your receipts, or by emailing us. Cancellation stops future renewals. The current month isn't refunded, and founding or promotional rates end when a membership ends.
7Your signs and equipment
- Your signs stay your property. When you start storing with us, we count, label and photograph them to record their condition.
- Normal wear from transport, outdoor placement, pickup and storage is expected.
- If something is lost or damaged because we mishandled it, we'll repair it, replace it with a reasonably comparable item, or pay its reasonable replacement value.
- We aren't responsible for theft, vandalism, weather, vehicles, people, animals, property owners, HOAs or government agencies removing or damaging signs, unless we ignored restrictions you told us about or our own route instructions.
- Report damage or missing items within 7 days.
- After a membership ends, pick up your items by appointment within 14 days at no charge. After 14 days, storage is $25 a week. We'll send a final notice after day 30.
8If something goes wrong
- Major failure on our part (no signs out before opening, signs at the wrong property, half or fewer of your confirmed signs placed, or signs not retrieved the same day): we restore your member credit with 30 extra days to use it, or refund a single event, plus any affected add-on fees.
- Smaller errors: we'll try to fix them before doors open. If we can't, you get a $5 account credit for each confirmed sign we didn't place properly, up to the value of that event.
- Photo proof shows where signs were placed and when. It doesn't guarantee that signs stay untouched for the whole event.
9Limits of responsibility
To the fullest extent the law allows, our total responsibility for any event is limited to what you paid for that event (or the value of the credit used), plus the property remedies in section 7. We aren't responsible for indirect losses such as lost commissions, lower attendance, advertising costs or reputational harm. Nothing in these terms limits rights you have under California law that can't be waived.
